Single-family residential starts rose 8.5% over the month to 1.1 million annualized units, a level not seen since 2007.Realtor.com’s Chief Economist George George Ratiu credits “record-high builder optimism” and a “strong wave of buyer demand” for the increasing numbers of permits, starts and completions seen in September. He adds that “homebuilders must balance the need to address an acute shortage of housing with the increasing costs of labor, materials and land.”Fannie Mae Economist Doug Duncan attributed that strong demand to “low interest rates, a tight supply of existing homes for sale, and a trend in some metro areas toward purchasing homes in suburban areas.”Here are more details culled from the bureau’s report. (Full report: Monthly New Residential Construction)Privately-owned housing units authorized by building permits in September were at a seasonally adjusted annual rate of 1,553,000. This is 5.2% above the revised August rate of 1,476,000 and is 8.1% above the September 2019 rate of 1,437,000. Single-family authorizations in September were at a rate of 1,119,000; this is 7.8% above the revised August figure of 1,038,000.Starts—Privately-owned housing starts in September were at a seasonally adjusted annual rate of 1,415,000. This is 1.9% above the revised August estimate of 1,388,000 and is 11.1% above the September 2019 rate of 1,274,000. Single-family housing starts in September were at a rate of 1,108,000; this is 8.5% above the revised August figure of 1,021,000. The September rate for units in buildings with five units or more was 295,000.Completions—Privately-owned housing completions in September were at a seasonally adjusted annual rate of 1,413,000. This is15.3% above the revised August estimate of 1,226,000 and is 25.8% above the September 2019 rate of 1,123,000. Single-family housing completions in September were at a rate of 921,000; this is 2.1% above the revised August rate of 902,000.Raitu added that, “The real estate market is unseasonably active for this late in the year, as buyers are still playing catch-up from the spring lockdown. With mortgage rates at new lows, many home shoppers are actively pursuing a home for the new environment of live, work, school, play and exercise under one roof. The search is translating into multiple bid offers in suburbs across the country, where greener backyards, larger homes and access to the outdoors are beckoning young professionals and families alike. The good news is that builders are already present in these neighborhoods, and in a good position to respond to shifting consumer preferences. However, a significant volume of new homes is needed to redress the existing imbalance between supply and demand, and tame the sharp jump in prices.”Austin Niemiec, Executive Vice President of Rocket Pro TPO, added that, “With historically low rates dominating our industry and keeping demand high for both refi and purchase loans, it is important for independent mortgage brokers to continue working with homebuyers and referral sources to maintain a steady flow of clients.”Duncan went on to further discuss the issues of supply shortages. “This strong sales pace, he said, “has gotten ahead of available units. Prior data released from the Census Bureau showed that, in August, the month’s supply of available new homes for sale at the current sales pace hit a record low, indicating that homebuilders will have to continue to accelerate their construction pace if they are to meet demand.”Adding to the building pressure is that during the spring COVID-19-related lockdowns and supply chain disruptions, much construction activity was disrupted. This is still being reflected in the comparatively modest increase of homes completed in recent months, which remains below the February pre-COVID-19 peak. In contrast, we believe the same dynamics helping to drive demand for single-family homes will likely continue to have an opposite effect on multifamily demand, putting downward pressure on construction activity in the urban regions of some metros areas.” Christina Hughes Babb is a reporter for DS News and MReport. Clubs able to accept Domer Dollar donations

first_imgThe idea for Domer Dollar Donations originated two years ago when Jain, attempting to collect money for charities as the Center for Social Concerns (CSC) commissioner for his dorm, heard students saying they would give Flex Points or Domer Dollars if they could. “Regardless of whether or not students had cash on them, they felt more willing to give money if it was more convenient for them,” Jain said. In Spring 2009, Jain and the Student Senate Committee developed a proposal. After communicating with Food Services, the Student Activities Office (SAO) and LaFortune Administration, the program is set to begin. “This program will not just be located in front of the elevators in LaFortune,” Jain said. “If the program has a successful start, then maybe more swipe machines for donating will pop up at dining halls, or, in an ideal world, a CSC commissioner or club board member would be able to walk around with a wireless swipe machine and collect donations.” When student groups fill out an SAO request online form for a table in front of the LaFortune elevators, they can select to have the swipe machine, which is similar to the machines at the dining halls. Students can state the amount of money they wish to donate, swipe their card, and be on their way, Jain said.Rachel Roseberry, the Social Concerns chair, used the machine Friday to sell the benefit CD “Head Above Water.”  The profits from the CD go to Student Government’s Global Water Initiative.“The Domer Dollars machine was easy and efficient to use, and it definitely increased our selling potential,” Roseberry said. “Some students were able to purchase the CD who would not have been able to before because they weren’t carrying cash. The machine is a great tool to allow Notre Dame students to give back with convenience, and it will be a great resource for any club that utilizes it.” The elevators in LaFortune are often a prime spot for student organizations to raise funds for charities. However, students have long expressed concern about their ability to donate cash, which few have on hand.  Charlie Jain, a senior in Zahm Hall, found a solution to this problem with a proposal that he calls Domer Dollar Donations. Jain brought up the idea of using Domer Dollars to the CSC social commissioner at the time, and the proposal passed through Student Senate in Fall 2008, Jain said. “The ultimate goal for the program is to better aid the beneficiaries of student clubs,” Jain said. “In doing so, this program will help students act on what they believe by enabling them to give monetary donations to charities, even when students do not usually have much money.”last_img read more

Carry On Friends: The Caribbean American Podcast

first_imgWhy do Jamaicans like to say second-generation Jamaicans born and raised in the U.S. aren’t Jamaican? What is it like growing up in America as a Trinidadian? How does it feel to work in a predominantly white workplace as a Caribbean American? How can we adapt and excel as Caribbean folks living here? These are some of the questions explored head on Carry On Friends, The Caribbean American Podcast – a talk show filled to the brim with accents that are Caribbean-with-a-hint-of-American, an authentically energetic Caribbean vibes, and thoughtful dialogue around our unique, shared experience in a mostly white, multicultural America. The HostThe podcast, which is available on Apple Podcasts, is the brainchild of 39-year-old, Kerry-Ann Reid-Brown, who was born in Jamaica and has lived most of her life in New York. Reid-Brown says she started Carry on Friends after entering the workforce and realizing that the subtleties of her Caribbean-bred work ethic and workplace social cues were not often understood by her largely American bosses and co-workers. “I realized that there wasn’t a lot of information for a career-focused Caribbean American, brought up in a Caribbean household, understanding what it’s like to work in an American workplace. That was one reason why I started. And then I wanted to talk about the other aspects of the Caribbean American experience,” she says. Caribbean Americans PerspectivesAccording to Reid-Brown, her goal with the podcast is to serve the Caribbean American community by diving into its distinct perspectives and the experiences of being a person of Caribbean descent living in the US. “There are so many little nuances that make up our experiences. It’s good to feel represented or see representation of parts of that experience. It gives a level of validation, especially in a world that tends to kind of wash over and generalize,” she shares. As a podcast host, Reid-Brown has developed a tenacity for analyzing the Caribbean American experience. She deems community and ambition as factors that have long driven Caribbean American people to thrive. She says, Caribbean Americans most often come to the US knowing that they will need to lend a helping hand and even financial support to family members back home. This, she believes, arms us with the resilience to survive and excel. She also says, that once here, as immigrants we tend to band together, developing strong community bonds that also help us thrive.  However, she explains, despite our ability to rise, there are still integral economic mindset limitations we need to overcome. “We know how to start businesses, but we don’t do a good job of scaling businesses. We don’t do a good job of passing down knowledge to really be good entrepreneurs and social entrepreneurs the way that young people now are doing it. So, I think the challenge is reframing traditional ideas about what it means to be a business person or an owner. In some cases, we are a community when it comes to certain things – but we are very fragmented when it comes to business, and building enterprises and viable strong businesses.” Reid-Brown has been a speaker at Podcast Movement, Haiti Tech Summit, Caribbean Digital Divas and various career, entrepreneurship, podcast and Caribbean culture panels. Through her business, Breadfruit Media, she also helps other Caribbean Americans launch and produce their own podcasts.last_img read more
